The factory land is in my father's name. Is that a problem?
Is this the right time, and the right route?
It is common, and it can be dealt with. The company needs secure, documented use of the land it depends on: usually a registered long-term lease at a fair rent, or a transfer to the company.
Which is better depends on tax and family considerations, and is worked out with your CA and legal counsel.
